Fire Safety for Short-Term Rentals in Victoria

Victoria doesn't have a single short-term rental fire safety standard like New South Wales. Instead, your obligations depend on your property type and how it's used. Here's the plain-English version so you know exactly where you stand.

Smoke alarms are the must-have

Every Victorian home needs working smoke alarms that comply with AS 3786:2014, installed on every storey and between the bedrooms and the rest of the home. Newer homes generally require hardwired, interconnected alarms. As a rental provider you're responsible for testing them at least once a year and treating any fault as an urgent repair.

Short-stays still have to meet Victoria's minimum rental standards

Even a holiday let needs to tick the standard boxes — including a gas safety check and an electrical safety check every two years, and a fixed heater in good working order. If something goes wrong, insurers and regulators look at this documentation first, so it pays to keep it current.

Evacuation diagrams are required for some property types

If you run a bed and breakfast, guest house, rooming house, motel or hostel, stricter fire safety obligations apply under Victoria's Building Regulations 2018 and (for prescribed accommodation) council registration — and that can include displayed evacuation diagrams, evacuation lighting and maintained exits.

For a standalone holiday home, a diagram is smart best practice

A whole-home Airbnb generally isn't required by Victorian law to display an evacuation diagram — but a clear, AS 3745-2010–style diagram is exactly what helps a guest who doesn't know your place find the way out fast. It's also frequently expected by insurers, and it makes your listing look that little bit more professional.

Good to know: the Victorian Short-Stay Levy

Since 1 January 2025, a 7.5% levy applies to short-stay bookings under 28 days. It's a state tax collected via the platforms or the State Revenue Office — separate from fire safety, but worth having on your radar. (We handle diagrams, not the levy — but we'd rather you heard about it from us.)

Requirements vary by property type, building classification, council and insurer. This is general information, not legal advice. Confirm your obligations with your local council, a licensed building practitioner and your insurer.
