Fire Safety for Short-Term Rentals in Queensland
Queensland does not have a single short-term rental fire safety standard like New South Wales. Instead, your obligations depend on how your property is classified and how it is used. Here is what generally applies.
Smoke alarms are the universal requirement
Queensland law requires interconnected photoelectric smoke alarms (complying with AS 3786) in every bedroom, in hallways connecting bedrooms, and on every storey. Rental and short-stay dwellings are expected to comply now, and all dwellings must comply by 1 January 2027.
Evacuation diagrams are a legal requirement for some property types
If your property is a "budget accommodation building" (accommodation for six or more people where all or some share a bathroom), a bed and breakfast or guest house, a motel, hostel, backpackers or similar, an evacuation diagram and a fire and evacuation plan are required under the Building Fire Safety Regulation 2008 (Qld) and the Queensland Development Code. Read our full QLD compliance report for detail.
For standalone holiday homes, a diagram is strongly recommended best practice
A whole-home Airbnb or holiday house is generally not specifically required to display an evacuation diagram under Queensland law. However, a clear, AS 3745-2010–style diagram is recommended, is frequently expected by insurers, and helps guests who do not know your property find the safest way out in an emergency.
Planning and council rules are separate
Some councils, such as Noosa, require approval to operate a short-stay rental. Brisbane's proposed short-stay accommodation permit scheme was paused in May 2026 and is not currently in force. Always confirm the planning position with your local council.
Requirements vary by property type, building classification, council and insurer. This information is a general guide only and is not legal advice. We recommend confirming your obligations with your local council, a licensed building certifier, the Queensland Fire Department and your insurer.
